40 Year Certification Requirements for Miami-Dade County
For Miami-Dade county, all buildings that are above 2,500 sqft and are non-single family homes need to be inspected for a 40 year recertification inspection. This inspection is to verify the safety of the structure. Sometimes Miami-Dade county sends you a "Notice of required Inspection" which means that it is time for a 40 year building inspection.Even if you have not yet received a "Notice of Required Inspection" by the code compliance section of your county or city, it is the property owner's responsibility acquire the initial 40 Year Recertification and to recertify their building every 10 years thereafter. Because of this, the Inspections must be done by or under the supervision of a qualified Professional Engineer or Architect.
Some buildings, however are exempt from this requirement. For example:
- Single Family Homes
- Duplexes
- Buildings with an occupant load of ten (10) or less and 2,000 sqft or less.
- Non-residential farm buildings on farms
So if you fall under any of those requirements, you do not need a 40 year building inspection in the county of Miami-Dade.
40 Year Certification Requirements for Broward County
For Broward county, all buildings that are above 3,500 sqft and are non-single family homes also need to be inspected for a 40 year recertification inspection. The only difference between Miami-Dade county and Broward county regarding the 40 year inspections, are the exemptions. For Broward county the exemptions are:- One and Two Family Dwellings
- Schools under the jurisdiction of the B.C school board
- All buildings with an area of 3,500 sqft or less.
- U.S Government, State of Florida buildings
- Buildings built on Indian Reservations
Therefore, if you fall under any of those requirements, you do not need a 40 year building inspection in the county of Broward.
